There are many factors to consider when renting your property. For example, rent achievable, location, property features and surrounding facilities. These are all attributes a prospective tenant will take into consideration when renting.

Tenant Screening & Selection
Selecting a suitable tenant for your property involves careful consideration. We are very particular about whom we select and ultimately what we are looking for are tenants that will look after your investment and be in a position to pay a premium rent. We arrange to personally meet each and every prospective tenant at the property by appointment. This is invaluable in making a personal assessment of the prospective tenant. All interested parties are then required to complete a detailed application form. Although privacy legislation prevents us from gaining credit checks, as real estate agents we have avenues that assist us in tenant selection including reference checks through the appropriate agencies and, gaining thorough employment and rental history details. We discuss all applications with you and make our professional recommendation.

Property Inspections
Prior to the tenant taking occupancy, an ingoing inspection report is conducted detailing the condition of the property. Photographs are also taken and attached. The tenant is then given 2 copies of the inspection report to carefully check, sign and return to our office, including all photographs to be dated and initialed. This inspection is again reviewed at the final inspection before refunding the full bond to the tenant.

Payment of Rent
Tenants pay rent directly into our Trust Account through the convenience of direct debit. All tenants are advised prior to taking occupancy that rent is paid calendar monthly and is automatically deducted from their nominated bank account on the 1st working day of each calendar month. If rent is dishonoured at anytime during the tenancy the tenant is then charged a dishonour fee. This method of payment has proven to help minimise tenants rent being in arrears.

Lodgement of Bond
Prior to taking possession, tenants are required to pay the equivalent of four weeks rent as a security bond. This bond is receipted and lodged with the Residential Tenancies Branch of The Office of Consumer and Business Affairs on your behalf.

Routine Inspections
The first routine inspection is carried out approximately 3 months after the tenancy commences and at 3 monthly intervals thereafter. The inspection outlines the condition of your property and any maintenance or repairs that may be required. If the property is found to be unsatisfactory the tenant is immediately advised and a second inspection is arranged within 7 days. All inspections are followed up with a phone call or email to the landlord. A copy of the written inspection report is also attached to your end of month statement for your own records.

Maintenance
With your approval, we are able to arrange all maintenance necessary including emergency maintenance using one of our reputable and fully qualified trades people.

Rent Reviews
In accordance with the Residential Tenancies Act rent is reviewed at 6 monthly intervals giving the tenant 60 days notice in writing. We suggest reviewing the rent at the expiry of the tenancy giving the tenant the option to either vacate or pay the new rental increase.

End of Month Statement and Payment to You
A fully itemised statement will be prepared on the last working day of each month and rent proceeds will be paid directly into your nominated bank account overnight. If we have paid any accounts on your behalf during this period a copy will also be attached to your monthly statement for your own records.

Landlord Insurance
Optional Landlord Protection Insurance is available to guard against loss of rent should a tenant default or vacate prior to the expiry of their lease.
